Mobile Home Tax Information

  • 2023 due date is September 15th.
  • There are approximately 5,600 mobile home tax bills sent out in Lake County.
  • Owners of the mobile home on January 1 of each year are responsible for the tax.
  • Payments can be made in person in office: 18 N. County St., Room 102, Waukegan, IL 60085 or by mail payable to the Lake County Collector and sent to:

  • Payments not received on or before the due date are subject to a $25 per month penalty with a maximum of 4 months ($100) or 50% of their total bill, whichever is less.
  • Tax is calculated by multiplying the rate (based on the age of the Mobile Home) times the square footage.
  • Certified funds are required on delinquent accounts.
  • February 9th is the last day to pay to avoid Mobile Home tax lien.
  • Each mobile home park owner shall register each mobile home with the Lake County Treasurer within 30 days of placement or change of ownership.
  • Before moving or selling mobile homes, the taxes must be paid to date. To obtain a clear title, you will need to file a Mobile Home Certification, which can be obtained at the Lake County Treasurer’s Office and then filed with the Illinois Secretary of State's Office. There is a $5.00 fee to obtain a Tax Certification through the Treasurer's Office. We accept certified funds only.  Please bring the original title to obtain a certification.
  • Senior citizens and disabled persons should contact the Lake County Treasurer’s Office for possible exemptions.
In 2020, Treasurer Holly Kim worked hard with Lake County state representatives to pass HB 925.  Under the new law, the penalties for late payment of mobile homes taxes in Lake County are capped at $100 or 50% of the original tax bill - whichever is lower. This assures that going forward, your late penalties will never be higher than your tax bill. It's one way we can care for our mobile homeowners and provide relief in this difficult time.
