Who should consider eRecording?

The eRecording service requires entering into an agreement with one of the county-approved eRecording processors - CSC Ingeo, eRecording Partners Network  or Simplifile. With this in mind, the service is aimed at professional submitters that record on a daily or regular basis.

These approved partners provide the submitter with a secure environment to submit documents and collect the appropriate recording fees.

This service is not intended for the casual user to email documents to Lake County in lieu of providing an original paper document for recording.

Why aren't the various property transfer deed types eligible for eRecording?

Legal and technical issues related to the collection of the real estate transfer tax currently prohibit us from accepting deeds for recordation via eRecording.

How does it work?

Authorized submitters use an Internet-based application provided by one of our eRecording vendors, CSC Ingeo, eRecording Partners Network or Simplifile, to prepare document packages. The submitter completes the required data entry and attaches the scanned document images to the package.

Once the package is submitted, the Lake County eRecording team members receive an alert that a package is ready to be reviewed and recorded. They confirm that the documents within the package meet the recording requirements and either approve or reject them. Rejected packages are immediately sent back to the submitter to resolve all issues and re-submit.

If the documents are approved, a digital file recordation stamp is applied to the document images and the final "official" images are then sent back to the submitter.

Assuming that the package is properly prepared and "approval-ready", this entire process can be completed within minutes.

What does it cost?

Our standard recording fees apply to all documents submitted via eRecording. Please refer to our  fee schedule for a complete listing.

Please note that there is an additional processing fee charged by CSC Ingeo, eRecording Partners Network or Simplifile. Please contact the company representatives for their pricing information...
